1. Remove identified wet insulation identified in roof moisture survey completed in 2025. Areas are marked on roof. Wet insulation area is approximately 675 sq. ft. 2. Flash masonry roof wall that leaks dividing section 3 and 8 with EPDM membrane to completely encapsulate masonry wall. 3. Repair perimeter failure on roof section 17 located in SW Corner. Remove damaged metal and replace to match existing. Re-Adhere delaminated membrane at perimeter. Approximately 50 lineal ft of perimeter repair. 4. Rework and repair walkway roof area to ensure proper drainage on section 1 and remove tar from EPDM in this area. 5. Repair of expansion joints on sections 23 and 26. 6. Repair and re-caulk and damaged counter flashing to match existing. 7. Re-caulk counter flashing as required where caulking has failed. 8. Seal loose and broken wall flashing corners on sections 7 and 11C. 9. Remove and infill out of use curbs located on section 18. (3) 10. Pressure wash roof clean. Cleaning to be approved by manufacture’s rep that roof is suitable for coating. 11. Prime roof with compatible Membrane primer to promote adhesion of liquid membrane to EPDM. 12. Detail and flash drains, perimeter, and roof penetrations with reinforcing polyester fabric and chemically cured polyurethane base coat. 13. Install field base coat and full fabric reinforcement to field of roof at minimum of 48 wet mils thick. Allow to cure. 14. Install chemically cured, aliphatic polyurethane top coat at 32 wet mils thick and allow to cure. Top Coat color selected from range of manufactures colors.
