Specifications include, but are not limited to:Pursuant to N.C. Statute Sec. 143-128.1(A), the City of Durham is soliciting proposals from qualified design-build teams interested in providing professional design and construction services for the City Hall and Annex HVAC and Lighting Improvements project. Design and construction services shall include, but not be limited to: Architectural/General Construction, Move Management, Mechanical, Plumbing, and Electrical. The project involves HVAC improvements listed below, replacement lighting, ceiling grid / tiles, and interior finishes, as well as temporary move coordination. While all occupants of the City Hall and Annex will benefit from the HVAC improvements, five City departments within City Hall will be affected by interior work in their spaces: Public Works- 3rd floor, Transportation – 4th floor, Technology Solutions 4th -floor, and to a lesser degree, The City Attorney’s offices, and The Mayor’s offices, both located on the 2nd floor. The City Hall 3rd-4th floor HVAC work involves replacing 40 year old ductwork in the ceiling, and new Variable Air Velocity boxes and controls. New HVAC controls, to match the buildings partial BAS, will replace the existing pneumatic controls in the remainder of the building. The City will contract separately with the current BAS vendor. The lighting scope is to replace T-12 and T-8 fluorescent U-shaped lighting, potentially with LED 2x2 fixtures. This work was not done for the 3rd-4th floor East in the 2009 interior renovation project. Part of 4th floor West wing – Technology Solutions is also affected. This is a major project involving moving people out of the space for several months. A portion of the City Attorney’s offices and Mayor’s offices are partially affected and require new VAV boxes and controls.
