The following RLP paragraphs are being amended:
1 - GSA Form R101A, Paragraph 3.06A TENANT IMPROVEMENTS INCLUDED IN OFFER (SLAT) (OCT 202O) is replaced with the following language:
A. Tenant Improvement Allowance Pricing.
The TI Allowance is $64.11 per ABOA SF (TIs are the finishes and fixtures that typically take Space from the shell condition to a finished, usable condition.) The TI Allowance shall be used for the build-out of the Space in accordance with the Government approved design intent drawings. All TIs required by the Government for occupancy shall be performed by the successful Offeror as part of the rental consideration, and all improvements shall meet the quality standards and requirements of this RLP package and its attachments.
2 - GSA Form R101A, Paragraph 1.02 AMOUNT AND TYPE OF SPACE AND LEASE TERM (SLAT) (OCT 2020) is amended to include the following special requirements:
- Offered space cannot be located in residential zones
- Offered space cannot be located within 1000 feet of a school or church
- Offered space should be located on the ground floor
- If 2nd floor or higher is offered, a freight elevator (or large capacity) will be required.
- Loading area with 24/hr access is required
- Offered space shall be located within 1-2 miles of public transit stop
- Offered space shall be located within 1-2 miles of amenities (restaurants/food service)
All other terms and conditions of the RLP remain the same.
