Base Bid: 1. Remove all mirrors, recessed trash receptacles, recessed mirror with soap dispensers and recessed soap dispensers and dispose of them properly. 2. In the men’s room, remove the damaged wall stop and the center urinal and plumbing connections. Repair the wall for painting 3. Remove the surface mounted soap and paper towel dispensers and save them for reinstallation. 4. Replace the existing plastic laminate lavatory with a durable solid surface countertop, compatible undermounted sinks with new faucets and fabricate an angled lower section with removable panels to conceal plumbing while maintaining ADA compliance. See Attachment D for more information. • Disconnect the plumbing fixtures and remove the existing lavatory and sinks and dispose of properly. • Assess and prepare the walls for the new lavatory as needed. • Design and fabricate an angled lower section to cover the existing plumbing made of solid phenolic material or compatible alternatives. • Install removeable panels on the angled section to provide access for maintenance secured with non-intrusive fasteners to allow for quick removal. • Fabricate the solid surface countertop (Wilsonart Solid Surface or equal) to fit the lavatory setup, including precise cutouts to install compatible undermount sinks and faucets and with rear and side backsplash. Securely mount the countertop ensuring proper alignment and stability. • Apply waterproof sealant around the sink edges, plumbing penetrations, and panel seams to prevent water damage. • Adhere to all ADA requirements. 5. Install a countertop mounted baby changing station in each restroom. Use Koala Kare – KB112-01CT or equal. 6. In each restroom, install two 24” x 36” framed mirrors over the sinks low enough to cover the opening in the wall left by the recessed soap dispensers. 7. In each restroom, install wood studs and cover with drywall and finish to fill in the opening left by the recessed mirror/soap dispenser. Install an 18” x 36” framed mirror. 8. Install a new recessed trash receptacle in the existing opening in each restroom. 9. In the men’s room, install a new solid plastic wall mounted urinal screen with continuous bracket in the middle of the two remaining urinals. Color shall match the existing toilet partitions. 10. Clean all scuff marks off of the existing toilet partitions in each restroom. 11. Replace any missing or damaged tile base to match the existing as close as possible in each restroom. 12. In each restroom, repair and prep all walls and wood trim as needed, including, but not limited to, patching and filling in cracks and holes, to receive paint. Paint all walls and wood trim per the manufacturer’s recommendations using the paint listed for each application in the paint schedule in Attachment C. All paint to be Sherwin Williams or approved equal. 13. Clean up, prep and reseal both sides of the wood doors in each restroom. 14. Reinstall the surface mounted soap dispensers and paper towel dispensers. 15. Remove the existing ceiling tiles and replace them with new tiles by Armstrong or equivalent. 16. Remove the existing light fixtures and replace with new LED lay in lights by Lithonia Lights or equal. Alternate #1: 1. Prepare the existing tile floors in each restroom and apply the SoySTEP epoxy floor system, incorporating a turn-up base and sealer. Schedule this work for late Friday afternoon or over the weekend.
