1. Reviewing existing materials and documentation including but not limited to City Standards, Master Plans, Planning Documents and Surveys. 2. Conducting site visits of the existing site, facility or amenity. 3. Meeting with internal and/or external stakeholders, including maintenance, operations, and recreation staff, to develop project goals, and identify opportunities and challenges. 4. Facilitating a comprehensive community outreach process including identifying stakeholder groups, facilitating public meetings, and preparing presentations, graphics, meeting materials, maps, surveys and meeting minutes. 5. Holding preliminary meetings with regulatory agencies as required to determine permitting requirements. 6. Developing preliminary project cost estimates and schedules to include phasing and prioritization options. 7. Developing deliverables including documents, maps, images, schematics, concept drawings. 8. Developing schematic design level drawings and outline specifications based on the approved concept plan, budget, and City standards. 9. Developing design drawings based on the approved schematic design, budget, and standards. Provide for 30%, 60% and 90% review by the City. 10. Participate in value Engineering processes. 11. Secure permitting and regulatory approval. 12. Develop a bid ready set of contract drawings, specifications and cost estimates for the projects, including alternates, based upon approved design and budget. 13. Attend the pre-bid conference. 14. Respond to bidder questions and RFIs. 15. Prepare addenda to bid documents and secure regulatory approval of addenda when required. 16. Evaluate substitution requests. 17. Certify bid tabulations. 18. Attend pre-construction meetings. 19. Construction administration may be required depending upon the project. 20. Prepare as-built documents.
