Specifications include, but are not limited to: The City of Carson is seeking a qualified company to perform initial title reports, title insurance, and titleresearch and escrow services for real property acquisitions through the City of Carson NeighborhoodStabilization Program (NSP). The City intends to use a title company(s) to provide services to buyers,sellers, real estate developers, builders, mortgage lenders and others who have an interest in the realestate transfer. The City intends to use these services for, but not limited to the following:1. Examines the title thoroughly to validate its authenticity, and also tries to delve out all the legaland financial issues related to the property;2. Facilitates the smooth closing of the real estate deal; and3. Prepares escrow instructions as directed by the parties involved
