Specifications include, but are not limited to: Provide quarterly preventive maintenance of twelve (12) air handler units during normal NC Aquarium operating hours, 9 AM to 5 PM daily and closed Thanksgiving Day and Christmas Day. The equipment list is included as ATTACHMENT G: AIR HANDLER EQUIPMENT. Quarterly maintenance includes: A. Replace all air filters. B. Inspect and clean evaporator coils. Coil cleaning consists of cleaning the surface of the evaporator coil to remove dust and dirt particles that have collected on the evaporator coil. C. Inspect proper flow through cooling and heating coils. D. Inspect the blowers. E. Inspect the filter racks. F. Inspect the connections to the ductwork ventilation system. G. Inspect starter contacts for excessive wear. H. Tighten all starter wire connections. I. Inspect belts, adjust or replace as needed. J. Inspect belt tension and sheave alignment. Adjust as required. K. Inspect fan motors amps, report any issues. L. Inspect, clean and lubricate unit motor bearings and fan bearings. M. Inspect, align and or replace blower belts. N. Inspect operation of economy dampers. O. Lubricate all dampers and linkages as necessary. P. Visually inspect all coils for leaks. Q. Inspect all mounting hardware and tighten as needed.
