Include preventative maintenance, routine, recurring day-today, periodic or scheduled work required and recommended by equipment manufacturers to preserve or restore a facility or equipment to such a condition that it may be effectively utilized for its designated purpose. Maintenance Services also include all repairs as well as required local, state and federal equipment and safety inspections and costs. The Maintenance Contractor agrees to provide for the delivery of all maintenance services described herein. • Implementation of a computerized maintenance management system (CMMS) • Development of American Correction Association (ACA) compliant policies and procedures • LEED Gold maintenance, compliance, policies and procedures. • Energy management planning and services • Warranty tracking and follow-up services • HVAC and Security/surveillance systems • Support of Performance Contracting Program (for the Detention Center) • Provide 100% operating efficiency • Maintain all equipment in the proper working condition • Maintenance procedures that will conserve energy • Provide maintenance services at the least possible cost • Integrate the maintenance services of the Correctional Facility into Facility Owner Administrative Operations • Provide maintenance services at the highest level of quality • Support the Durham County Detention Center during daily operations as well as any after-hours requests from the Sheriff’s Office • Support the Durham County Durham Courthouse, secured areas, during daily operations as well as any after-hours requests from the Sheriff’s Office in conjunction with Durham County General Services • Provide Janitorial Services for the Detention Center and the secure areas of the Courthouse
