Specifications include, but are not limited to: provide labor, materials and equipment to perform a preventive maintenance inspection and test of refrigeration chillers including related controls and/or equipment and maintain units. Chiller Maintenance Program: The various services described below shall be provided as part of contractor’s Preventive Maintenance Program for chillers. 1. Annual winter maintenance – Once a year, a thorough preventive maintenance schedule shall be performed including the following: a. Pressure test as required. Nitrogen is furnished by Contractor. b. Repair any minor leaks, provided repairs can be made within time allocated. c. Detailed inspection of purge system and thorough cleaning of purge compressor, purge oil separator, purge drum, and purge condensing coil. Change oil as required. Oil and gaskets are furnished by Contractor. d. Check condition of contacts for wear, pitting, etc. 2. Written reports shall be provided to NCDOT following each regular inspection or emergency call. 3. Scheduled running preventive maintenance (8 or 12 depending on unit at location) inspections during the operating season shall be made and included: a. Adjust operating and safety controls. Record readings. b. Complete operating log of temperatures, pressures, voltages, and amperages. c. Change oil in purge when required. Oil is included and removed from property, manifest must be provided by Contractor.
