Specifications include, but are not limited to: Land Planning Services The county will identify the parcel at a later date that will incorporate current and future growth needs of the county. It is anticipated that the site will be shared with Chatham County Schools as well. Perform site analysis to derive anticipated usable acreage for development. Assist the county with developing a land use plan to achieve optimal use of the buildable property. The work elements include, but will not be limited to, the following: Some programming has been performed so minimal is expected to be needed in this scope of work. The Architect is expected to update the programming provided by the County via the feasibility study. Provide all architectural and engineering services required to satisfactorily complete all phases of the design, including necessary site, building, access control, and specialty aspects. Provide all services necessary to bid the project under the Construction Manager @ Risk (CM @ R) method, including working with the Construction Manager in the preparation of bid documents, the pre-qualification of subcontractors, prebid conference, bid opening, bid evaluation, and recommendation of lowest responsible bidders. Provide necessary contract administration and construction inspection in conjunction with the Construction Manager. Chatham County desires to retain an architect that will provide weekly oversight of the construction site as a part of the CM @ R process. Finally, the Architect and Construction Manager will be responsible for ensuring the schedule is met and the budget is not exceeded.
