Yancey County is requesting sealed proposals from qualified contractors for the historic renovation of the property located at 18 Town Square, Burnsville, North Carolina. This project seeks to preserve and enhance the historical significance of the structure while ensuring compliance with all applicable building codes, preservation standards, and safety regulations. Specifications include, but are not limited to: The property at 18 Town Square is a historic structure located in downtown Burnsville, NC. The scope of the renovation may include, but is not limited to: - Structural repairs and stabilization - Restoration of historical architectural features - Electrical, HVAC, and plumbing upgrades - Interior and exterior restoration and finishes - Window and door restoration - ADA compliance improvements System Replacement: Replace mechanical, lighting, and electrical systems, restore the existing bathroom, flooring, plaster surfaces, construct and re-construct plaster wall and ceiling molding. Modifications to the main entrance include replacement of the entry door with a pair of doors and the installation of a low-slope ramp leading to the main entrance to provide accessibility. Mechanical upgrades include new mini-split mechanical units. The mini-split units will be located below the windows. Condensing units will be located on the rooftop. Lighting upgrades include: (3) large, ceiling hung, pendant-style LED fixtures. LED track lighting will be suspended from cables to provide lighting that is flexible for differing future needs. Electrical outlets will incorporate into new wooden wall base assemblies minimizing disruption to the walls. Electrical floor outlets will be added.
