The primary responsibility of the CM shall be to represent ESD/BMMI throughout the pre-construction and construction phases; maintain responsibility for the day-today management of the construction process; and to deliver the Project on time, within budget, and at the highest quality. The successful CM will be responsible for all of the Tasks and sub-tasks outlined below. Pre-Construction Phase (ESD Contract) The pre-construction phase is anticipated to begin in early 2025. The full scope and effort required to complete preconstruction services will be negotiated with the winning Respondent in coordination with BMMI staff and the Design Team. The scope of work for this phase will include the following (at a minimum): Meetings The CM shall meet with BMMI, ESD, Design Team and other project stakeholders (“Client Group”) on a bi-weekly basis to review design progress, document constructability, and collaboratively plan the construction delivery. Additional meetings shall be scheduled as need arises. The CM shall also coordinate onsite activities and project milestones with the Client Group.
