Specifications include, but are not limited to: a) Contractor shall flag all outdoor equipment, including but not limited to; utility meters, valves, pumps, outdoor building equipment, transformers, generators, fire hydrants, curbs, etc. each year prior to November 1st. Method and means of marking shall be identified and agreed to by the Contractor and the OGS Facility Manager. b) Contractor shall provide the services for each snow/ice storm event unless otherwise directed by the Facility Manager. The Contractor shall provide services/surface treatments as often as necessary to mitigate snow and/or ice accumulations. It is expected that snow accumulations shall not exceed two inches at any time during a snow event. No amount of ice accumulation is acceptable. Contractor shall take preventative measures to avoid ice build-up and shall take appropriate action to remove ice build-up on any surfaces mentioned herein. c) 4-wheel drive pick-up trucks shall be used for plowing parking areas, parking entrance ways, and parking travel lanes and salting of each area. A power broom/sweeper shall be used for clearing all brick paver areas and sidewalks. Payment for both the pick-up trucks and power broom/sweeper usage shall be on an hourly basis as bid herein. d) Snow piles/banks shall not block the view from a standard vehicle or block any parking space(s). The OGS Facility Manager shall designate and coordinate with the Contractor as to where the snow/piles/banks shall be placed. Snow will be pushed as far away from designated parking lanes and areas as possible. e) After the plowing/removal of snow and/or ice, rock salt (Halite rock salt or approved equal) shall be effectively applied to all parking areas, parking lots, and driveways with the intent to prevent the build-up of ice and thereby reduce the risk of pedestrian slipping and falls. Only non-corrosive treatments such as calcium chloride (Mag Ice Melt or approved equal) shall be approved by OGS for use on building entrance steps/stairways, sidewalks, brick paved areas and all surfaces adjacent to and within 25 feet leading up to building entrances. Contractor shall supply all materials, including calcium chloride and rock salt as needed. All such materials shall only be used after receiving approval from the Facility Manager. Payment for salting shall be made to the Contractor on a “per application” basis as bid herein. The quantities of salt (per application) listed on the bid form are estimated and derived from historical data. Contractor understands that the actual quantities of salt needed per application may vary for each snow/ice event. Contactor is encouraged to maintain detailed records of actual salt usage.
