The vendor will provide repair services to complete the repairs identified below. There are two areas of concern for water ingress. The first area is the southwest corner of the roof where an area approximately 14’ x 8’ area on the west wall that straddles the first roof girder has significant damage. The second area is around the roof drain on the south wall where significant water ingress has been observed. There is an additional concern of membrane release for nearly half of the roof that allows the membrane to be lifted by the wind. 1) Vendor to provide all parts, labor, shipping, travel, mobilization, meals, and accommodations to complete the following. 2) All work shall be performed in accordance with the New York State building code and New York State energy conservation construction code 3) All existing conditions and dimensions shall be verified in the field. Report to NYPA engineer all deviations prior to commencement of work or ordering material. 4) The approximate 14’ x 8’ area in the southwest corner shall have the membrane, insulation, and wood removed and replaced. This shall be extended as needed until only undamaged wood remains. Details of the affected area shall be reported to NYPA before replacement work begins. 5) The roof drain on the south wall shall be resealed to prevent water leakage. 6) A method shall be proposed, and with NYPA approval implemented, to restrain the membrane where the adhesion has released to prevent further damage. 7) Any surface damage during construction beyond the scope of work shall be restored to original condition at no cost to NYPA 8) Roof shall have a minimum slope of ¼” per foot 9) All roof penetrations shall be sealed all around 10) All debris and demolished materials shall be disposed off site. Disposal process shall be approved by NYPA engineer. 11) Like or better materials shall be provided to meet original roof design specifications. NYPA shall be notified if these cannot be met a) Design wind load = 90 mph b) Importance factor (wind) = 1.15 c) Seismic use group = II d) Importance factor (seismic) = 1.25 e) Ground snow load = 55 psf f) Importance factor (snow) = 1.1 g) Exposure factor (snow) = 1.0 h) Thermal factor (snow) = 1.0 i) Insulation value of R-20 is obtained by using table 802.2 (6) in the New York State Energy Conservation Code, Edition May 2002, for climate zone 15 and window and door glazed area of 10% or less. 12) Insulation shall be 3.5” thick polyisocyanurate HP-H (Polyisocyanurate with medium glass facer) sloped to 3.3” thick at drains. Better material can be used with NYPA approval. 13) Fully adhered roof membrane shall be 0.060” EPDM reinforced membrane with bonding adhesive to be approved by NYPA 14) NYPA shall be informed of any equipment that the vendor needs to have relocated to complete the scope of work 15) The contractor shall provide temporary protection to keep the work areas in a watertight and secure condition at all times during construction. The contractor shall be responsible for any damage caused to any areas of the building as a result of improper temporary protection 16) Fasteners and connectors used with ACO pressure treated lumber shall be hot dipped galvanized in accordance with ASTM A153 and ASTM 653 respectively, or stainless steel 304 or 316 materials are to be used 17) Once exposed, the existing wood planking and nailer assemblies shall be inspected by NYPA’s field representative before the contractor is to proceed any further. If existing T&G wood planks are found to be in deteriorated condition by NYPA field representative, the contractor shall replace the entire length of all such planks with T&G joints and nailers. 18) The new Wood planks shall be 1 ¾” douglas fir. 19) The new wood nailers shall be 6”x4” douglas fir. 20) The quality of all new materials shall be fire retardant treated wood per New York State building code. 21) T&G joints will conform to AITC 112-93 titled “Standard for Tongue and Groove Heavy Timer Roof Decking” by American Institute of Timber Construction 22) The vendor shall check the entire roof and report any other areas of concern to NYPA 23) The vendor shall provide and operate a manlift as needed to perform inspections/repairs. 24) Scaffolding modifications needed for this work will be provided by the vendor with approval by NYPA. 25) The vendor shall ensure that the area below the repair is protected from objects falling from overhead if the scaffolding is removed. 26) Vendor’s staff and subcontractors that will be onsite will be required to do the following: a) Fill out and submit security forms as required. b) Attend worker authorization training to comply with NYPA’s Clearance and Protection Procedure (CPP1) as needed. c) Attend/watch NYPA’s contractor safety training
