1. Operation of the Licensed Premises a) Licensee is expected to operate and maintain the Licensed Premises under a business plan and philosophy that encourages, attracts, and facilitates accommodations atthe Wendt Beach Estate. The concession includes without limitation a lodging operation, dining, catering, meeting, event venues and other recommended recreation opportunities. The Licensee must support these concessions through active marketing and promotion and coordination with the County of Erie. b) The Licensee must employ an onsite, fully-qualified Manager who will provide on-site management and operation of the Licensed Premises while in operation (year-round or seasonal). The Manager shall have at least three (3) years’ experience as a manager of a facility of a similar nature. c) Provide internet and wi-fi services for guests and patrons. 2. Souvenir Retail Sales Licensee may operate a small gift shop for the convenience of guests and visitors. 3. Operating Hours Prior to commencement of operations, and thereafter as may be reasonably necessitated by programmatic change, Licensee shall submit to the County of Erie for approval a written program and operating schedule, including detailed hours of operation, for the Licensed Premises. Schedule changes caused by weather, emergency, or other unexpected conditions may be approved verbally by the Commissioner of Parks, Recreation & Forestry, Park’s Superintendent or his or her designee.
