Specifications include, but are not limited to:The Proposer must provide for the rehabilitation, renovation and operations of the golf pro shops. The Proposers will be required to operate a year round facility, capable of providing a venue for golf for men, women and children of all ages and to include public events. The maintenance and management of the facility will be the responsibility of the Proposer. The Proposer must indicate the proposed months of operation and the fee proposal must reflect this fact. The Proposers should provide private and group golf lessons for adults and children. Additionally, the Proposer should incorporate scholarships for a number of children in the community to participate in their programs. The Proposers will be responsible for all necessary improvements to the pro shop and driving range stalls and for all repairs and maintenance of the licensed premises including the operation and maintenance of the facility. Proposer will supply all machinery, property, equipment, maintenance, supplies and staff. The Proposer must include various types of golf programs and activities for County residents including but not limited to, youth recreation, amateur sports, and public events; while maintaining golf open to the public as the facility currently provides. The County seeks Proposers who will operate and develop programs and events open to the public. Preference will be given to those proposals that offer activities geared towards the interests of County residents. However, the County will consider all proposals and creative ideas for providing additional services and activities. The successful Proposer will create a Facility that will be maintained and operated at the highest standards and will make a significant improvement to the visual quality and ambiance of the park and the community while providing a convenience to the public. The proposal should include a comprehensive list of services for the Premises. The Proposer must indicate the proposed months of operation for lessons and the Golf Pro Shop and the license fees proposal must reflect this fact. (The Proposer must provide the information requested in Appendix A) Additionally, the Proposal must include the Capital Improvement Investment & Proposal plan for the operation of the facility (The Proposer must provide a listing requested in Exhibit B. The Proposal must provide that all capital improvements shall be made at Proposer’s sole cost and expense. A site map specifying the proposed location of the proposed Facility must be provided in Exhibit C. Favorable consideration will be given to those Proposers who include a promotional and advertising plan for the Facility which includes reaching out to the local community. The County will also consider the amount of permanent improvements, the magnitude of the guaranteed flat fee and the percentage of the gross receipts proposed. The County has an existing agreement for the right to sell sponsorships, branding rights, advertising and outdoor signage, on and in connection with various County-owned assets and events. Specific Scope: 1. The Golf Pro Shop and Driving Range Facilities should at a minimum consist of facilities to accommodate year round use for golf and other events The Proposer will be required to provide a twenty-four (24) hour per day, seven (7) day a week security system at the Licensed Premises, which shall be either an electronic system, camera system or a twenty-four hour guard, or a combination thereof. A site map specifying the proposed location of the proposed facility is appended as Appendix G.
