Specifications include, but are not limited to: a. Operation and maintenance of the high and low voltage electrical power distribution systems, (35,000 volt systems, 480/277 volt systems, 208/120 volt systems); switchgear, uninterruptible power systems, battery maintenance, automatic transfer switches generators, lightening/grounding protection systems, and substation batteries. b. Maintenance of electric motors and controllers for heating, ventilating and air conditioning (HVAC) systems, gate mechanisms and power activated overhead doors. c. Operation and maintenance of electronic fire detection/alarm systems, closed circuit television (CCTV) and security systems, including gate mechanisms and traffic lights, telephone, data, intercoms and public address systems. d. Operation, maintenance and re-lamping of electrical lighting systems, fixtures and controls for electrical substations and vaults, offices, lobbies, stairways, mechanical equipment rooms, plenums, roadways, parking lots, building exteriors, illuminated signs and directories. e. Minor installation of branch circuit wiring for power and lighting. f. Snow and ice removal. g. Transporting Contractor’s personnel, materials and supplies.
