Specifications include, but are not limited to: CR30 - Electrical work includes new electrical panels to accommodate new 3-phase power, plus power for all mechanical work, VRF units, the building addition, and power / data work associated with renovation of each room. The work includes new room LED lighting. Also includes a new fire alarm system, security camera system and access control system. CR31 - General Construction, Hazardous Waste and Asbestos Abatement work includes abatement of VAT, exterior caulk, glazing and foundation waterproofing to allow the renovation selective demolition and new construction work to proceed. New construction consists of a three story building entrance addition with an elevator. Each floor is approximately 1000 sf. The project includes new dock roof. The interior renovation consists of interconnections between the existing building and addition, renovation of the nurses’ station, reception, shower rooms and laundry rooms. Includes constructing soffits in each room to accommodate piping, conduits and new ceiling mounted AC units. Finishes include painting and flooring and ceilings where disturbed. Site work includes site drainage, new walks, stair and repaving the parking lot at the completion of the project. CR32 - Plumbing/Fire Protection work includes providing a new fire service to the building, 13R sprinkler system throughout the building and new plumbing and fixtures for fully renovated toilet and shower rooms and laundry rooms. CR33 - HVAC work includes providing a VRF system throughout occupied spaces for air conditioning and an ERV system to provide ventilation air to the new addition and some existing areas as well, along with associated DDC controls. This project will be completed in phases to allow the building to remain fully occupied, except for the immediate work zone. Each contractor shall plan his work for each system to be terminated at the phase boundary. Each system shall be laid out keeping in mind the entire system with appropriate elevations, slopes and with devices such as unions, shut off valves, caps, wire connectors, tags, etc. to permit continuing each system in the adjacent phase. Existing systems must remain in operation until the new system is fully functional.
