Specifications include, but are not limited to: A. During the term of the contract, the Contractor shall perform (2) types of work, identified as Part “A” work and Part “B” work. Descriptions of each can be found below in Section 7(II) and 7(III) respectively. B. Normal business hours shall be 8:00 AM - 4:00 PM. However, the needs of the Agency may require that work under this Contract be scheduled and performed on weekends, evenings and/or holidays. II. Description of Part “A” Work: Daily Alarm Monitoring, Minor Repairs and Maintenance, and Response. A. Part “A” work, also known as “basic contract work”, includes the provision of a sufficient number of skilled tradespersons including supervision to provide i) daily Burglar Alarm (hereinafter “Alarm”) monitoring (“Monitoring”); ii) the minor repairs and maintenance listed below (“Service Call”); and iii) response in the event of an Alarm Signal (“Guard Response”); and. Contractor shall perform Part “A” work at the “Service Locations” designated on the WO. Minor repairs and maintenance which are classified as falling under Part “A” Service Call work includes: 1. Replacement of batteries; 2. Assigning and deleting alarm codes as required; 3. Repairing alarm contacts and sensors; and 4. Reinstating bypassed zones to keep the system at optimal operational performance. Any Work Order issued by HRA for the above items of service will be considered Part “A” work. Labor and materials for these services must be included the Bid Price. Part “A” Work shall also include the performance of an initial inspection of the locations listed on the Bid Sheet as well any locations subsequently added pursuant Section 8(V). B. Within ten (10) business days from the start of this Agreement, Contractor shall: 1. Establish and share all access codes for all Alarm Systems, for each respective service location listed in Exhibit A, with all appropriate and authorized HRA personnel; 2. Connect and program all such Alarm Systems to its Central Station; 3. Activate, test, and acknowledge the system activation and capability, both electronically and by all other means required by law and that which is typical of industry practice; and 4. Commence daily monitoring of all Alarms and respond appropriately to any and all Alarm Signals or communications of illegal entry; 5. Begin scheduling the initial inspections of the locations listed on the Bid Sheet; and 6. Begin scheduling subsequent monthly inspections of the locations to ensure that the security systems are in fact, in good working order, and have not malfunctioned, been tampered with, or altered in a way that was undetected by the remote monitoring system. C. For each building with alarm systems requiring remote testing, Contractor shall test the alarm systems at a minimum of once every three (3) hours when the building is closed. D. Contractor shall ensure that its employees become familiar with the layout of the facilities being monitored.
