The Scope of Work will include four categories of service: A. Preventive Maintenance B. Corrective Action Based Maintenance C. Time and Material Repair and Replacement D. System Component Upgrade Services A. Preventive Maintenance 1. The Contractor will routinely check for any manufacturer software/hardware updates and inform the CUCF of any upgrades for the BMS/DDC within 60 days of the software/hardware availability. If the service cannot be completed through preventive maintenance and work is identified, then the upgrade will be submitted utilizing System Component Upgrade Services (SCUS) provisions as described in Section III.D of this RFP. 2. When major changes to the BMS/DDC operating system are performed during a preventive maintenance service, the Contractor will make and provide a backup copy of the program and /or data to CUCF and retain a copy for the Contractor’s records. Such copy may be in the form of a CD, DVD, USB, or copy to a backup CUCF system server. 3. Preventive Maintenance Services will be performed as follows: i. Quarterly Preventative Maintenance Service a. Check that all plugs and wiring connections are secure, firmly installed and not compromised. b. Review and archive all logs to compact disk, or portable storage device, and submit to CUCF. c. Verify that all relevant end points are logging data for a minimum of two weeks and ensure that the trending interface is accessible by CUCF. Refer to Exhibit 3 for the list of relevant points. d.
