1. Second-Floor Community Arts Programming o Develop, organize, and manage a variety of community arts initiatives, including but not limited to: Music, theater, and dance performances Cultural and community outreach events o Ensure arts programming is inclusive and serves a diverse range of community members. 2. First-Floor Rental Management o Manage and coordinate rental services for the first-floor space, including: Booking, scheduling, and overseeing public events, meetings, and celebrations Handling reservations, contracts, and payments for rental usage Ensuring proper set-up, maintenance, and clean-up of rental events Developing pricing and rental policies No rentals of the first floor hall will occur prior to May 10th of each year and no rentals may be schedule after October 15th of each year. 3. Facility Maintenance o Ensure the facility is maintained in a clean, safe, and operational condition, including regular cleaning and addressing any needed repairs. o Obtain and pay for a maintenance contract for heating, ventilation, and air conditioning (HVAC) units for second floor, and provide the County with a copy of the contract within thirty (30) days of execution. o Obtain and pay for a maintenance contract for the lift going up to the second floor, and provide the County with a copy of the contract within thirty (30) days of execution. o Provide maintenance of the flower beds around the Main Pavilion (building) and around the flag pole. o Maintain its own dumpster for the purpose of disposing of any refuse generated. o Successful lessor shall pay for utility usage associated with its operations. o Comply with all local, state, and federal regulations regarding public health, safety, and building codes. 4. Community Engagement & Marketing o Promote both the community arts programming and rental services to increase community participation and awareness. o Develop and implement marketing strategies to attract a diverse audience for arts programming and first-floor rentals. 5. Financial Reporting and Oversight o Provide monthly and annual financial reports to Cortland County, including income from rental activities and funding for community arts programming. o Ensure the financial health of the operations, including tracking expenses and revenues.
