Specifications include, but are not limited to: 1. The Contractor shall provide the Standard Services for the fire alarm systems, located at the Specific Site, as further described below. 2. Pre-inspection The Contractor shall perform a full test of all the Systems at the Specific Site within thirty (30) days of the Commencement Date. The Contractor shall provide NYCEDC with a written report of the test results which shall list any System deficiencies and shall correct such deficiencies as directed by NYCEDC. The Contractor shall be paid for these specific Services pursuant to Exhibit 1 of Appendix C (Schedule of Fixed Rates and Prices). 3. Scheduled Monthly Preventive Maintenance. The Contractor shall schedule monthly preventative maintenance tasks by computer to assure a uniform and detailed method of scheduling Services. All preventive maintenance tasks shall be scheduled based on the manufacturer's maintenance recommendations if available. The Contractor shall provide NYCEDC with certified copies of the completed schedules as reasonably requested by NYCEDC. The Contractor shall respond to all service requests regardless of weather conditions (snow, ice, etc.). NYCEDC will provide reasonable means of access to all Systems serviced under this Contract. The Contractor shall coordinate its Services with the NYCEDC representative to accommodate tenant schedules and operating hours. The Contractor shall endeavor to perform the preventative maintenance services between the hours of 8:00 a.m. to 4:00 p.m., Monday through Friday. 4. General Maintenance Procedures The Contractor is required to service the Systems and all appurtenant devices and miscellaneous equipment that are related to the fire alarm systems. In addition to the manufacturer's maintenance recommendations, the Contractor will perform the following during each service visit: Examine the Systems to confirm that it is functioning properly and is in good operational condition. Conduct inspections and tests of each System including, but not limited to all inspections and tests necessary to comply with all Legal Requirements. Inspect, maintain, tag, test, lubricate, recharge, weigh, check, record, report, remove and replace all Systems and their components of each System, as required. Assume responsibility for any and all property damage and/or other damages incurred in connection with its performance of the Services and as otherwise set forth in the Contract Maintain log books (each individually, a “Log Book”, and collectively, the “Log Books”) at each Specific Site in the manner described in Section 8.2 – Recordkeeping, below. All Log Books shall remain on site and be available for inspection by NYCEDC, FDNY, or any other applicable Agencies at all times.
