Scope:
FMP currently occupies office and related space in a building under a lease in Schenectady, NY, that will be expiring. FMP will consider alternative space if economically advantageous. In making this determination, FMP will consider, among other things, the availability of alternative space that potentially can satisfy FMP’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive downtime
FMP is interested in leasing 70,000 – 90,000 square feet of contiguous office space (furnished).
Specific Requirements:
• Approximately 400 furnished office seats (mix of cubicles, offices, & conference rooms).
• Reserved parking spaces for all employees.
• Lessor to provide all facility support (i.e.: grounds maintenance, janitorial, etc.).
• Facility must possess food service area.
• Lessor shall be willing to allow facility modifications to control public access (at the expense of FMP).
• Facility must contain approximately 2800 square feet of stock room/processing space.
Location:
Within a 20 mile radius of Burnt Hills, NY. This location will support two FMP sites in this geographical range.
Term:
The term of the lease will be for five (5) years with options for up to another five (5) years. The lease will be subject to a limitation of funds that will only obligate the level of funding that is made available to FMP each Government fiscal year. FMP will reserve the right to cancel the lease if additional fiscal year funding is not provided.
Occupancy:
Three (3) months following lease award date.

• Rentable square feet and rate per rentable square foot.
• Method of Measurement used to determine rentable square feet.
• Common Area Factor(s) for available space by floor, if applicable.
