The selected Operator must agree to operate and manage all recreational marina/hospitality facilities and activities, Ship’s Store, and all defined associated premises and lands at the Marina. Routine Maintenance i. The Operator shall be responsible for all routine maintenance of the Marina grounds, landscaping, equipment, and structures. The City reserves the right to perform routine property inspections, to ensure proper maintenance is being performed. ii. Repair of Equipment and Structures: The Operator shall be responsible for the ordinary repair and routine maintenance of equipment and structures and replacement of service-ware as needed. Repairs shall include, but not be limited to: 1. Interior and exterior cleaning 2. Painting 3. Decorating 4. Carpentry
