Specifications include, but are not limited to: A. Snow Removal 1. Snow shall be removed by plowing, shoveling, or blowing as necessary. It is the Contractor’s responsibility to clear snow from entire driveways, parking areas, driveway exits, fire exits, egress walkways, egress paths, steps, generator access, dumpsters, mailboxes and approaches to mailboxes, fire hydrants, and fuel delivery paths. An area no less than 36 inches wide must be cleared for all walkways and paths to accommodate wheelchairs. 2. Walkways or paths may be across non-paved areas to allow for emergency egress from the site. It is the Contractor’s responsibility to know where these paths are required and to clear these paths along with all other areas of snow removal. B. Ice Removal 1. De-icing shall follow any snow removal that is done prior to staff shift changes and times that individuals leave or return to their homes pursuant to times stated above. De-icer, as supplied by the Contractor, is to be spread on all driveways, driveway exits, and all parking areas. 2. It is the responsibility of OPWDD staff to de-ice walkways, paths, steps, paths to smoking areas, emergency exits, deck paths, and sidewalks. 3. De-Icing may be performed as a stand-alone process, e.g. ice storm, sleet, melting snow that refreezes. C. Additional Requirements 1. Contractor must be available for call-in by the House Manager or designee if snow accumulation or drifting snow restricts travel on driveways, parking areas, or driveway exits. Response time shall be within two (2) hours of call. Contractor must provide a phone number for accepting calls 24 hours per day and 7 days per week. 2. Contractors must use sufficient size plows and have commercial quality salt/sand/calcium chloride spreading equipment to remove snow and ice from the driveways and parking lots at the locations. Manually broadcast spreading with a shovel from the bed of a pick-up truck does not provide sufficient coverage to driveways and parking lots.
