The County of Rockland is hereby soliciting Proposals (RFP) from interested parties to directly purchase a six-story office building located in New City, NY. (This is not a request for Broker services) The County reserves the right to sell the property and building by private sale to another municipal government at or above fair market value and also reserves the right not to sell the property and building for any reason deemed in the best interest of the County. II. SITE FACTS Six-story, elevator, professional office building located at 18 New Hempstead Road, New City, New York. Situated within “business” zoning, the site is mid-street and is the combination of two tax parcels, totaling 3.48 acres designated as Section 43.15 Block 1, Lots 45 and 47. There are approximately 209 outdoor parking spaces. Approximately 40,000 Gross Square Footage. Floors 1-5 and basement are approximately 6167 square foot each. Sixth Floor square footage is less than floors 1-5. The building is currently zoned as H1 in the Town of Clarkstown.
