1. On-Call Services: The Contractor shall provide painting services on an on-call, as needed basis as instructed by the University, and based on hourly labor rates and material costs. Projects may include both service and material, only service, or only material. 2. Building Specific Services: The Contractor shall provide painting services, as directed by the University, for the Village Apartments, and based on a lump-sum cost per building. The Village Apartments are collectively comprised of four (4) buildings, and it is anticipated that two (2) of the buildings will be painted each year of the Contract. The buildings are Alice Paul Hall, Count Basie Hall, Fenwick Hall, and Williams Hall. a. A detailed list of the buildings, including required rooms for painting services, and floor plans can be found within the associated Appendix A: Village Apartments. 3. The Contractor, at a minimum, shall have the capability and capacity to perform all painting services, and meet all other requirements detailed in this RFP. Painting services include, but are not necessarily limited to the following: a. All interior/exterior surfaces by brush, roller or spray methods. b. Removal of all old paint. c. Proper preparation of all surfaces, including ancillary items and accessories (railings, etc.). Preparation may include, but is not limited to cleaning, repairing, and priming. d. Adjacent surface and furniture protection. e. Power washing and descale as project requires. f. Seal, Paint and stain. g. Interior/Exterior Doors and Trim. h. Interior/Exterior wood and metal surfaces. i. Sanding/Sand blasting. j. Caulk, putty. k. Rust repairs. l. Surface Repairs. m. Drywall. n. Dryvit, Stucco, and Exterior Insulation and Finish System. o. Concrete/Masonry surfaces. p. Epoxy coated floor surfaces. q. Clean room floor surfaces. r. Site clean ups. s. General Maintenance Services. 4. Contractor shall have the ability to perform interior and exterior work, ensuring safe and proper methods from qualified personnel. Contractor must have the ability to prepare a safe site, prepare surface, and finish. 5. Contractor shall comply with all manufacturer recommendations, as applicable per project. 6. Move and protect furniture, remove and hang wall and window treatments, remove/reinstall all receptacle and switch faceplates, as required project.
