Specifications include, but are not limited to: A. Semiannual Preventive Maintenance and Inspections Semiannual PM work will be performed twice a year on a schedule agreed by the Contractor and the Authority. Requests for additional maintenance work will be by the direction of the Authority and will be billed at the amount bid on the Bid Quotation Sheet for each location (including all labor and materials) and include all the following: 1) Semiannually • Vacuum spent carbon and sand media from 2 – 36” diameter filters and refill with fresh sand and activated carbon. • Check pump for proper cycle timing and operation. • Clean and/or replace strainer element on ozone injection manifold, (minimum 1 replacement during contract) • Check ozonator for proper operation. • Grease pumps • Blowdown sludge & skimmer lines from clarifier • Inspect activated peroxide feed pump • Activate oil skimmer, check motor for proper cycle timing and operation. • Change system to fresh water mode-(where applicable) in pre-winter service. Switch back to reclaim water in post winter service. • Drain and flush solids and accumulated floating oils from clarifier. • Visually inspect pit grating for wear or damage. • Visually inspect pit walls for cracks and or damage. • Inspect float switches in pit for proper location and operation, adjust as required. • Measure pit sediment levels. • Check sump pump system for proper pump and level control operation of floats, transmitters or alarms. • Check level control system on water equalization tank for proper operation of floats, transmitters or alarms. • Check process transfer pumps for proper cycling and sequencing and for delivery of adequate flow and pressure. • Check level control systems on water recycle storage tank for proper operation of floats, transmitters or alarms. • Check recycle and blow down solenoid valves for proper operation. • Check pH and dissolved solids concentration in recycle water, adjust auto blow down systems and/or perform manual system blow down. • Calibrate pH meter- (where applicable) • Check interlock for high sump alarm and high pump tank alarm. • Contractor shall provide steel drums/barrels necessary for maintenance service • Contractor also responsible for the removal of steel drums/barrels and disposal of related material properly. • Replace chemical feed pump tubing, a minimum of one (1) Semi-Annual Service visit. • Replace ozone corona discharge generator cells, a minimum of one (1) Semi-Annual Service visit. a) Sump Pump(s) • Inspect pump and motor for cracks or noticeable damage. • Inspect all pump hardware. • Inspect pump seals for condition and leaks. • Listen for bearing noise if any indicating worn bearings. • Lubricate pumps • Visually inspect shaft alignment on pump/motor. B. Repairs If repairs to equipment outside the (PM) scope arises, the Contractor will first provide the Authority a detailed estimate of labor and materials (See Section 5 below) to perform the repairs. The Authority must approve the repairs before any work is done. The labor cost will be billed at the hourly rate as listed on the line item of the Bid Quotation Sheet, not included in the annual PM shall be; service, travel time, tolls, and meals.
