Specifications include, but are not limited to: Course Maintenance • The Contractor will be responsible for the purchase and application of all supplies, materials and equipment (other than the equipment listed on Attachment A) needed for proper maintenance of buildings, facilities, wash water recycling system, and the golf course • The Contractor shall keep and maintain the entire turf irrigation system in accordance with the manufacturer's recommended maintenance schedule and County standards, including winterizing the system annually. All necessary repairs to the system are the Contractor's responsibility • The Contractor shall take soil samples of the areas and at the frequency listed in Schedule C • The Contractor shall be responsible for providing all labor, supplies, and materials that are necessary to assure the proper condition including, but not limited to, the greens, tees, fairways, and bunkers, in accordance with professional agronomy management practices for a golf course in the region. • The Contractor shall keep and maintain all buildings and structures on the Golf Course Facilities in good repair and free from leaps, pests and rodents and infiltration of the elements • The Contractor shall keep and maintain on a timely basis all required documentation for water, chemical/pesticide, septic, and other uses that may be required by federal, state local, and/or County stands and regulations. The Contractor must indemnify the County from matters related to improper keeping of mandatory regulated records; Irrigation of Turf Grass • The Contractor shall perform all irrigation operations in compliance with the Maintenance Standards set forth in Schedule C. • The Contractor shall be responsible for the cost of water (as a cost to the Golf Course Facility) used by the Golf Course Facilities, including NJDEP water allocation feeds; Pro-Shop and Food & Beverage Sales • The Contractor will operate Pro-Shop sales and food and beverage sales as a concession. The County shall receive a monthly rental fee for all Pro Shop and Food & Beverage sales in the amount set forth in the Proposal. The Contractor shall be responsible for supplying all inventories and equipment (other than the equipment listed on Attachment A) that is necessary to operate the Pro shop and food and beverage concessions, as well as the recruiting, hiring and supervising of all personnel necessary for the operation of these Services. • The Contractor will use its own P.O.S. system to integrate all three (3) Golf Course Facilities. Cost of integration will be borne by the Contractor, not the County. • The Contractor shall be responsible for paying for, and applying to, the New Jersey Director of the Division of Alcoholic Beverage Control for, and be qualified to hold, an Annual State Permit License to sell and serve alcoholic beverages for on-premises consumption. If the Contractor obtains an Annual State Permit License, it will be required to directly operate the food and beverage concession and will not be permitted to enter into a subcontract for this operation. • The Contractor shall furnish and provide the commodities and services at such prices after review by the County and said prices shall be legibly posted on bulletin boards furnished by the Contractor. Pricing will be submitted annually by November 15th.
