Specifications include, but are not limited to: The design shall comply with all barrier free and/or A.D.A. accessibility requirements and regulations.; The design shall utilize a layout including multiple family style gender neutral (i.e. individual) restrooms, as requested by the Park Staff.; Heat and hot water are needed for the new restroom building.; A secure interior storage room for maintenance supplies, including a slop sink is desired.; Plumbing fixtures, hand dryers, soap dispensers and lighting fixtures shall be provided and operated as per decisions made in the schematic phase.; Baby changing stations will be provided as per code requirements.; All interior surfaces shall be durable and easy to maintain.; Provide multiple, adequately sized pipe chases and/or utility access points for future repairs.; All mechanical (heater, hot water heater, and electrical service) shall be in a separate lockable room.; A lockable janitorial closet with slop sink and storage for cleaning supplies and paper products shall be included.; All water lines shall be designed to allow for draining of the building during the winter months if needed, where an external discharge point with shutoff valve is requested as well.; The structure will be designed for year-round use.; The new building shall blend with the surroundings and have a park like feel.; A masonry structure with a metal roof would be preferred. The Consultant to discuss cost concerns with DEP and Park Staff.; A propane furnace and hot water heater and/ or fuel oil storage tank (above ground only) are possible options. The Consultant shall discuss and confirm that choice with DEP and Park Staff.; Heating equipment is necessary, cooling equipment is not necessary. Ventilation and exhaust systems are necessary.; The building should be as energy efficient as possible and have water saving fixtures throughout.
