The County of Burlington is seeking the services of New Jersey licensed Real Estate Broker to provide Real Estate Services on a “as needed basis.” The required services will consist of assisting in acquiring and/or selling commercial, residential, agricultural or undeveloped property for various County uses and/or needs. This Request for Qualifications seeks to qualify one or more subject area expert brokers to assist in identifying and securing property based on the County’s buying needs or opportunities as well as selling property no longer needed by the County. Qualification under this RFQ does not guarantee any Real Estate Broker will be engaged to perform for the County of Burlington. Required Services: 1. Assist the County to search and locate available property as needed. 2. Identify, evaluate and obtain offers for the potential leasing, acquisition, or disposition of real property primarily located in Burlington County, New Jersey. 3. Assist the County in the evaluation of the subject properties. 4. Communicate with all applicable building/owner representatives and coordinate all written and verbal communications, negotiations, and structuring of lease, purchase, or sale transactions. 5. Prepare and create targeted marketing materials and proven marketing plans. 6. Coordinate with various County Departments the execution of all documentation relating to lease/purchase/sale offers, contracts, amendments and/or addendums (inclusive of maintenance documents, inspections, and municipalities) for closings and/or in accordance with public procurement procedures. 7. Present oral and/or visual presentations to the County’s staff, Commissioners and public as requested by the County. The respondent will work with representatives of County Administration and County Finance to help prepare any reports that may be necessary prior to the sale and/or purchase of any property. 8. Develop, with the County’s input, options and cost-effective approaches to its review of business needs with respect to space, including but not limited to: financial objectives, workplace assessment, viable alternatives, analysis of marketplace conditions and desired strategic project parameters. 9. Define criteria for development as well as identifying evaluation tools with which to assess alternative properties. 10. Conduct market research and analysis capabilities in conjunction with the creation of market reports that support the strategic options for the County. 11. Respondent must have experience with providing comparative market analysis. 12. When the County requests a site visit, the respondent must work with the County and the Property Owner or Agent to arrange the visit in a timely manner. 13. The Respondent should have access to the MLS system, CIMLS system and access to any other industry standard listing system at no cost to the County so that the County is presented with a complete listing of available properties/land.
