Specifications include, but are not limited to: provide the Design, Construction Administration, Permitting and Bid/ Award services to convert the existing Holly Farm Building into the Fish and Wildlife Southern Region Office in the Peaslee Wildlife Management Area (WMA), based on the requirements set by the New Jersey Department of Environmental Protection (DEP). The Consultant shall determine whether the project must comply with all the provisions of Chapter 11 (Accessibility) of IBC, per NJAC 5:23-6.31(o), and decide accordingly to add an elevator to access the second floor. 2. Functional Design Requirements The Consultant shall meet and coordinate with NJDEP Natural & Historic Resources, Office of Resource Development Staff and Peaslee WMA Staff to outline all functional requirements necessary for the design of the Holly Farm Office Renovation. The Consultant shall document interviews with DEP and WMA Staff to identify their requirements and needs. Below are some specific components and essential items of this project scope, which are required by the Client Agency, and shall be incorporated in the design. • Individual offices. • Open office area with cubicles. • Breakroom with basic amenities. • Front reception area. • Public restrooms accessible from the reception area. • Conference/education room • Specified area dedicated to law enforcement. • New bathrooms on the second floor. • Copier/printer room • Geothermal repairs and or replacement • Plumbing repairs and or replacement of fixtures as required • Electrical upgrades/relocation as required
