Scope of work may include but not limited to: A. Prepare a Conditions Assessment Report, including an historical overview of construction; assessment of existing conditions, significant architectural features, and code review; structural overview; evaluation of the building’s mechanical, electrical, plumbing, and fire protection systems; and conceptual cost estimate with prioritized recommendations. B. Prepare permit drawings that, when necessary, comply with New Jersey Uniform Construction Code, the "Secretary of the Interior's Standards the Treatment Historic Properties," the New Jersey Historic Preservation Office (NJHPO) and the N.J. Historic Trust (NJHT) grant agreements. C. Prepare contract documents and bid specifications. Final sets of drawings and specifications will be provided to all interested parties to obtain final approvals prior to bidding, where required. D. Include most recent Federal and State prevailing wage rate rulings in bid documents E. Utilize American Institute of Architects Document A 105 or alternative contract for township approval in bid package F. Identify any Federal, State, County or other permits which are required prior to the issuance of a construction permit for the proposed construction. G. Conduct pre-bid meetings with qualified contractors to be in compliance with NJ Historic Trust grant guidelines H. Review bids and qualifications of all contractors bidding on the project I. Make recommendation to the township on the qualified, lowest responsible bidder J. Issue Notice to Proceed to selected contractor K. Obtain all necessary bonds and insurances from the selected contractor. L. Request a timeline be provided by selected contractor and facilitate the project being completed on time. M. Perform periodic site visits and inspections and review contractor’s request for payment and make recommendations to the township for payment. N. Prepare determination of substantial completion and punch list, if required. O. Obtain warranties and close out documents from selected contractor prior to issuance of final payment.
