Quarterly Service: Bidder is required to perform (four) quarterly preventive maintenance services per year. They shall be performed by appointment in January, April, July and October. Annual Service: The bidder shall provide the following during the appropriate quarter’s preventive maintenance service: • Boilers shall be broken down and cleaned (burner and inspection plate shall be pulled, and fire box cleaned.) - one time per year. • All System belts shall be replaced at the first and third or second and fourth quarter preventive maintenance service. • Condenser coil cleaning - one time per year during spring start-up. May require second cleaning during cooling season. • Spring air conditioning system start-up and testing - one time per year. • Fall heating system start-up and testing - one time per year.
