• Perform all manufacture recommend annual servicing • Maintain, repair and install a variety of heating and air conditioning components, auxiliary units or systems, including low pressure air compressors. • Installing, servicing and maintaining of exhaust, ventilation heating and air conditioning equipment. • Maintain proper levels of water, oil and refrigerants in system as specified by the Operations and Maintenance Guides in Chiller & Boiler Systems and Underground sidewalk system. • Inspect, service, repair and replace equipment such as reciprocating compressors and centrifugal pumps, generators, cooling towers, fans, coils, louvers, dampers, filters, pneumatic electric and electronic controls, blowers, gauges, valves, recorders, meters, ducts, pulleys, gear boxes, bearings, solenoids, humidistat, thermostats and registers. • Replaces and adjusts fan belts and work bearings. • Replace air filters and report any evidence of extensive damage or major malfunctioning of equipment to the Township • Test samples of cooling water in circulating system and add chemicals as required. • Advise Township of the need to repair parts, materials and supplies. • Install flushing and drain systems on Boiler & Chiller system • Make emergency repairs and perform routine repair work on Boiler & Chiller. • Install water service lines, gas lines, sprinkler system, and flushing and drain systems on Boiler and Chiller. • Perform minor electrical repairs. • Utilize the methods, practices, tools and materials used in air conditioning, heating equipment. • Diagnose problem, maintain and repair air conditioning, heating and air handling equipment. • Interpret and work from sketches, diagrams, technical orders, manufacturer’s manuals and specifications. • Understand hazards and necessary safety precautions applicable to Chiller and Boiler building equipment maintenance and repair work. • Provide cost estimates for desired work to be performed. * Award will be based on Hourly Rate
