The work covered by this specification includes, but is not limited to, all of the labor, material to maintain, repair or replace oil boilers, piping, oil pumps, vacuum pumps, condensate pumps, fireboxes, boilers, oil tanks, oil lines, oil tank cleaning, pneumatic and electronic controls (including control centers), air conditioning systems, unit ventilators, exhaust fans and all related steam and hot water piping. Unit ventilators are to be serviced, adjusted and pneumatic or electronic controls calibrated according to factory specifications. Coils, fans motors, controls and piping are to be repaired or replaced as required and authorized during winter operation. The Contractor is required to respond immediately (immediately is defined as 24 hours or less) to all emergency calls for service.
