Ability to Perform a Site Assessment/Review of the Following Information: a. Site Plan b. Survey c. Environmental Study: Preliminary Assessment and Site Investigation, wetlands delineation, as necessary d. Topographic Survey e. Information on soil conditions f. Summary of Property dimensions, i.e. acreage, building sizes, etc. g. Description of utilities serving the site, i.e. gas, electric, fiber optics h. Zoning, Floor Area Ratio, potential to designate site as an “area in need of redevelopment� or special zoning provisions necessary to support future development i. Title Search j. Deed to property, review any redevelopment restrictions 2. Ability to Perform Market Assessment and Analysis of highest and best use development strategy 3. Ability to Perform Fair Market Appraisal for sale and/or lease 4. Ability to Perform Financial Feasibility Study/Cost Estimates, including infrastructure improvements 5. Ability to Develop and Suggest Alternative Funding Strategies 6. Ability to Perform Proforma Financial Analysis 7. Development of a Request for Proposal document for developers /Implementation Plan
