The work to be performed under this proposal includes: Consultation services for the assumption of ownership and commencement of management of the communications tower and facility located at 120 Old Mays Landing Road (Block 58/Lot 3), Estell Manor, NJ 08319. Consultation services shall consist of: 1. Thorough assessment of all existing leases and current lease terms. 2. Provide detailed recommendations to the City of Estell Manor officials regarding full range of bid and lease terms. 3. Administering preparation of bid specifications for the solicitation of bids from any entity wishing to lease space within the facility and/or on the tower either on a continuing or initial basis. The bid specifications for the lease of the facility shall be prepared in compliance with the laws of the State of New Jersey. 4. Administer post-bid detail negotiations for the final design/location of antennas and ground equipment of each successful bidder. 5. Prepare draft lease documents for each successful bidder and prepare final lease documents upon review and approval of City officials and each respective bidder. 6. Facilitate any on sight meetings of bidders and oversee/coordinate any antenna construction/relocation and/or equipment placement. 7. Confirmation that all new leases and lease terms have commenced and proper lease rates are being paid to the City of Estell Manor.
