The requirements of the contract include, but not necessarily be limited to: 1. On-site inspection of the property 2. Research and analysis of comparable sales and current market conditions 3. Analysis and report preparation prepared in conformance with the Uniform Standards of Professional Appraisal Practice of the Appraisal Foundation, Farmland Preservation Act or Green Acre Program, whichever is applicable. Firms must be approved by the State of New Jersey, Department of Environmental Protection’s Green Acres program and by the State Agricultural Development Committee (SADC). MUST PROVIDE PROOF OF CERTIFICATION. 4. Consultation and meetings with Township officials 5. Review of all related material 6. Conferences, testimony and any other work relevant to the appraisal 7. Initial report must be received by the Township NO LATER than 60 days after service order placed by the Township. The Township shall be notified and give prior approval in the event that the 60-day limit cannot be met. The notification should include an explanation for the delay and a timetable to complete the report. If the approved timetable is not met, the Township reserves the right to deduct $100.00/day from the approved price of the Report until the Report is received
