The consultant shall: 1. Perform on-site inspection of the property both interior and exterior of real property being valued. 2. Provide detail analysis and appraisal report that complies with the Uniform Standards of Professional Appraisal Practice of the Appraisal Foundation (USPAP). Utilize the New Jersey Farmland Preservation program appraiser’s handbook and follow the rules and regulations of either NJDEP Green Acres/Blue Acres/Blue Acres Program, whichever is applicable. 3. Provide consultation and attend meetings with Township officials 4. Attend and provide testimony at meeting, conferences, pre-trial conferences, county tax board hearings and state tax court trials pertaining to the appraisal assignment. 5. Initial report must be received by the Township NO LATER than 60 days after service order placed by the Township. The Township shall be notified and give approval if the 60-day limit cannot be met. The notification should include an explanation for the delay and a timetable to complete the report. If the approved timetable is not met, the Township reserves the right to deduct $100/day until the report is received. 6. Be a certified general real estate appraiser licensed in the state of NJ and provide proof upon request.
