Specifications include, but are not limited to: 1. The work involves removing all shingles, flashing, underlayments, and other related items. 2. The work involves removing all Single ply membranes, flashing, wall panels, underlayments, and other related items. 3. The plywood roof deck on all roof areas, will be inspected and repaired on a unit price basis (Base bid quantity with additional ADD/DEDUCT pricing). 4. The wood plank roof deck on all roof areas, will be inspected and repaired on a unit price basis (Base bid quantity with additional ADD/DEDUCT pricing). 5. The existing wood fascia boards on all roof areas, will be inspected and repaired on a unit price basis (Base bid quantity with additional ADD/DEDUCT pricing). 6. The existing wood shadow boards on all roof areas, will be inspected and repaired on a unit price basis (Base bid quantity with additional ADD/DEDUCT pricing). 7. All wet, damaged or deteriorated insulation will be removed and replaced, in kind, on a unit price basis (Base bid quantity with additional ADD/DEDUCT pricing). 8. The existing perimeter wood blocking will be inspected, and damaged or deteriorated blocking will be replaced in kind on a unit price basis (Base bid quantity with additional ADD/DEDUCT pricing). 9. The existing roof drains will be inspected and, if necessary, replaced on a Unit Price basis (Base Bid quantity with additional ADD/DEDUCT pricing). 10. Preparation involves removal and legal disposal of: a. All existing asphalt shingles and accessories. b. All underlayment and loose or detached ice and water shield. c. All related items down to the wood deck. d. All existing ridge caps. e. All existing roof vent flashings. f. All EPDM roofing materials and accessories. g. All damaged or deteriorated polyisocyanurate insulation. h. All damaged or deteriorated plywood and plank blocking. i. All deteriorated wood fascia and shadow boards. j. All vertical and horizontal metal panels on the shelf roof areas. k. All the existing clapboard siding on the dormer locations, as required, to install the new counter flashings and ice and water shield. l. Remove, store and reinstall the 10 growth media trays on the Rear Wing roof area. m. Remove and reinstall the existing electrical conduit on the Right Wing roof area. n. Remove and reinstall the existing heat cable in the two drain areas. o. Cut the existing soffits, as required, to install the new soffit ventilation materials. p. Cut the existing roof deck on the Flat Main roof to allow for the installation of the new power ventilator. 11. Sloped roof installation includes: a. Deteriorated deck replacement and fastening: i. Provide new wood decking to match the same size, thickness and profile of the existing. ii. All tongues and grooves, where applicable, shall be fully intact and installed in all locations with the exception of the final board in any infill section.
