HVAC Systems Contractor shall perform the following services on all HVAC units, including but not limited to air handlers, rooftop units, split systems, and chillers (should cover a spring & fall PM on all equipment and include (2) filter changes on all roof top equipment at each school. o Air filter replacement. o Belt Inspection and replacement. o Condenser Coil Cleaning. o Evaporator Coil Cleaning. o Comprehensive Equipment Inspection. Boiler Systems Services to be performed on all boiler units: o Burner Cleaning and Combustion Analysis with reports o Condensate Neutralizer Refill o Comprehensive Equipment Inspection Controls Maintenance The controls maintenance should cover spring & fall maintenance on all equipment and include 24 hour alarm monitoring for all schools.
