A. Exterior Envelope Inspect and repair/replace damaged roof components (sheathing as needed, underlayment, flashing, drip edge, shingles or equivalent). Repair/replace damaged siding and trim; prep and finish to match Town-approved color. Replace deteriorated doors and hardware; ensure proper weatherstripping and security. Repair/replace windows/screens; ensure operability and insect control. Address any rot, moisture intrusion, and structural deficiencies discovered. B. Interior & Concessions Repair interior wall/ceiling finishes and counters/worktops (durable, cleanable surfaces). Provide/repair shelving and storage as directed by Town. Flooring repairs as needed (non-slip, cleanable surface). C. Electrical Inspect existing system; provide code-compliant repairs including new GFCI/AFCI protection where required. Provide adequate task lighting and exterior entry lighting with photocell or switch control. Provide code-compliant receptacle layout for concession equipment; label circuits. Panel/breaker corrections as required by NEC. D. Plumbing (if present) Inspect and repair sink(s), faucet(s), waste and supply lines, shutoffs, and backflow prevention. Verify proper drainage and trap seals; repair leaks; insulate where needed. E. Health, Safety, and Code Ensure finishes and work surfaces meet local health requirements for food handling (where applicable). Provide fire extinguisher cabinet and Class K/A:B:C extinguisher(s) as applicable; post emergency signage. Egress hardware and door swing compliant with code. If structure predates 1978 and painted surfaces will be disturbed, use EPA RRP-certified firm/practices for lead-safe work.
