a. Remove all cedar clap boards in accordance with lead safe practices. b. Install Blue Skin house wrap or equivalent. c. Install new primed red cedar clap boards. Clap boards are to have a reveal equal to existing clap boards. Stainless steel Ring Shank nails are to be used on all material being installed. d. Replace all 21 windows with new construction windows. i. The Town expresses a preference for historically matching windows. ii. Bidders should price windows on the level of quality or greater than Marvin Elevate or Pella Architectural. iii. Windows will be aluminum or vinyl clad exterior (to be determined with samples) and the interior will be wood and white. iv. All glass will be a minimum of ¾ Low-E argon energy efficient rating or greater. v. Mullions will be 8 over 8 set inside the glass. vi. Replacement of windows may require some interior trim work, and bids shall account for such a potential. This is to include replacement if necessary, but the Town prefers to reuse the existing interior trim due to the historic nature. vii. Bids shall account for the fact that the building will be in full operation throughout the project and, therefore, bidders need to account for such a condition in identifying project schedules. viii. Windows that are on the first floor will need to be done on a Saturday schedule to minimize disruption to staff. ix. Top of window casing is to be wrapped with a copper cover e. All window trim and corner boards are to be replaced with red cedar matching thickness and profile to existing. f. Any facia or soffit pieces that are to be replaced must be in kind for material and profile. g. Painting will consist of a white oil based primer and two coats of Acrylic latex on all new material installed. The facia and soffit will be scraped, sanded, primed and painted (2 coats). Paint will be Benjamin Moore Regal white or equivalent. Samples must be approved prior to start.
