In accordance with the Contract Plans and Specifications, the Project consists of tenant improvement of an existing 1,418 square foot seasonal housing facility. Mechanical scope of work includes the refurbishment and reuse of the existing packaged ground-mounted HVAC unit, with new sheet metal ductwork provided as necessary to serve the revised floor plan. Plumbing scope of work includes demolition of the domestic water system and the waste and vent system. The new domestic water system includes service connection to new meter, tank type electric water heater and distribution to new plumbing fixtures. The new waste and vent system will utilize existing vent through roof and distribution to plumbing to fixtures. Electrical scope of work will include demolition of existing service panel, various circuitry, and existing lighting and new work consisting of new panel, wiring, smoke/CO detectors, fire alarm panel, and exit signage and lighting. Other scope items include: 3/8” plywood subfloor overlay Overlay existing ceiling panels with faux ceiling tiles Evaluation and replacement of existing infrastructure prior to reuse, as required to ensure reliability and contractor warranty Vinyl plank flooring Removal of all unused, abandoned materials and debris from crawl space and attic (i.e., old telephone/network wiring, abandoned electrical circuits, etc..) Prepare (scrape, powerwash), prime, and paint exterior of the building Furnish and install new interior doors Replace windows (Bid Alt) NDOW will self-perform some of the work required to return the facility back to a complete and usable condition, including drywall, paint, finish carpentry and kitchen outfitting. Close coordination will be required with owner to ensure smooth execution and an integrated schedule.
