▪ Data Collection and Analysis – The collection, review, and analysis of relevant data which may include, but is not limited to, demographic, socio-economic, environmental, and land use data. A market analysis will also be crucial to determine the best future development options. ▪ Community Engagement – Design and implement a comprehensive community engagement strategy that includes a diverse range of stakeholders, including potential developers and City residents. ▪ Visioning and Goal Setting – Work with the City and community to develop a shared vision for the future, along with associated goals and objectives. ▪ Plan Development – Develop an Area Plan document that includes, at a minimum, the following elements: o Transportation and Traffic (Roadways, Bike and Pedestrian Connectivity, Future Transit Opportunities, Park-and-Ride Lots) o Land Use and Zoning o Development Standards o Flooding and Regional Drainage Facilities o Community Infrastructure (Water, Sewer, Wastewater, Reclaimed Water) o Community Services (Police, Fire) o Parks and Open Space o Fiscal Impacts
