A. Schematic Design – Develop and present plan and profile schematic designs, including a site plan, floor plans, and elevations. B. Room Data Sheets – Prior to the Design Development phase, prepare room data sheets for every space identified in the schematic design. C. Construction Documents – Upon approval of design development documents, prepare final plans, specifications, and contract documents to the level necessary for the City of Kearney to competitively bid the project. Provide all necessary electronic files. D. Design Review Milestones – Submit and present design plans to the City of Kearney at the following completion milestones: • 30% complete • 60% complete • 90% complete E. Bidding & Construction Administration – Assist with the bidding process with the Construction Manager (if selected) and provide construction administration services, including monthly site walk-throughs and RFI responses. Ensure compliance with all regulations and assist in the approval process for the occupancy permit.
