Furnish all labor, parts, oil, and materials needed to maintain the State’s equipment in good operating condition, perform service when required to complete predictive maintenance and repair. Annually inspect the water side of water-cooled condensers with procedures recommended by the equipment manufacturer. Quarterly inspection of the air side of air-cooled condensers with procedures recommended by the equipment manufacturer. Maintain the following items related to the State’s equipment, electric wiring from the motor starter to the motor; refrigerant piping between two or more pieces of equipment, the pressure and temperature controls, thermometers, gauges, control devices, thermostats, manual valves located on the equipment, and mechanical starters. Vendor to provide written monthly inspection reports and an annual inspection report to the designated facility contact / designee about the condition of the equipment and any recommendations for enhancements or repairs to maintain capacity, reliability, and efficiency.
