1. SCOPE OF WORK The Construction Manager-at-Risk (CMAR) will begin working with the Owner in a support role for the remainder of the design phase of the project, and will hold the construction contract with the Owner for construction of the project. After completion of the Design Development phase of the project and prior to final bidding, the CMAR will assume the risk of delivering the project through a Guaranteed Maximum Price (GMP) contract. The CMAR will be responsible for construction means and methods and may self-perform limited amounts of work if it is the successful Bidder on a particular scope of work, and as approved by the Owner. The CMAR shall notify the Owner prior to bids being issued which scopes of work (if any) it will bid upon for self-performed work. Scopes of work may be let for bid by the CMAR using the Owner’s EBid system. 2. PROJECT REQUIREMENTS The GENERAL SERVICES required during the project by the selected CMAR shall include, but not be limited to performing the following: a. Provide budget and variance reporting b. The CMAR shall report each month, monthly and cumulative costs incurred, and claimed as compared to the budget. c. Report showing anticipated cost, by month and cumulatively, for every cost element proposed. The report shall not be altered unless the budget is amended or reprogrammed. d. Ensure construction complies with contract documents and requirements. e. Report regularly on construction progress to the Owner. f. Provide advice as requested to the Owner in its solicitation and selection of independent testing agency. g. Coordinate the activities of testing firms to ensure all required tests and inspections are performed and documented. h. Respond to various contractors’ requests for information and coordinate required responses from the appropriate design consultants and the Owner.
