In general, services for this project are anticipated to include the following: 1.) Design Services: a. Full evaluation of the existing building and its systems i. Utilizing existing reports, existing building plans b. Provide 60% & 90% design drawings for review and comments by the Owner c. Provide revised cost estimates based off of 60% design to verify project is remaining within budget d. Meet with the Owner weekly during design drawing development to review progress e. Provide all design services needed to provide a fully permittable set of drawings to the City of Missoula for review i. Includes all architectural, mechanical, electrical, plumbing, structural, & civil design as needed f. Provide a full set of permit drawings for review to the City of Missoula, or other AHJs (water rights) for approval i. Provide all necessary corrections and revisions as required by the AHJ until drawings have been permitted ii. Permits may be needed from other entities such as the DNRC on this project for water right approvals g. Provide addendum responses to contractors for all questions that arise during bidding h. Provide a set of construction drawings to the Owner following permit drawing approval that incorporates in the addendum comments as well i. Provide tax credit assistance for both Federal Government rebates & Northwestern Energy rebates j. Coordinate with all other consultants hired by the Owner as needed i. Such as control contractors or commissioning agents 2.) Construction Administration Services a. Provide submittal & shop drawing review b. Provide responses to RFIs from the contractor and Owner as necessary c. Participate in weekly construction progress meetings d. Provide bulletin updates as necessary, if major project changes occur e. Provide punch list review for the final install conditions i. Provide Owner the formal punch list for distribution to contractor f. Provide warranty walkthrough 1 year after project completion g. Provide tax credit assistance for both Federal Government rebates & Northwestern Energy rebates
